Located directly off of the Massachusetts Turnpike and in walking distance to Newtonville Town Center, TRIO, a 140 luxury apartment complex with 40,000 sq ft of ground floor retail space, utilizes sustainable design practices in combination with its immediate proximity to public transportation, both train and bus, to create an authentic and innovative place to live and play. TRIO integrates a variety of uses including small scale retail stores and restaurants such as Mida, Fuji, The Barn, and New York Bagel Factory with residences to foster a sense of community and encourage pedestrian activity.

Dunstan East

Located steps from the heart of West Newton Center, Dunstan East is a development of 292 units and approximately 8,000 square feet of ground floor retail space. Made up of three unique buildings along Washington Street, this development will provide residents and city dwellers with ample public green spaces in addition to a newly designed boardwalk running parallel to Cheesecake Brook. The planned development was approved in the Summer of 2020 and will look to break ground in early 2024.

Riverside is adjacent to the Charles River Greenway, flanked north and south by open space and golf courses, adjacent to a major highway interchange and most significantly at the end of the Green Line's Riverside branch. This location is largely isolated from surrounding properties, yet is at a nexus of transportation infrastructure. In September 2021, the City of Newton unanimously approved the project to allow for approximately one million square feet of development made up of 550 apartments, 400,000 square feet of life science & 22,000 square feet of ground floor retail.

Mark Development is proposing a new hotel at 560 Commonwealth Avenue - the heart of Kenmore Square. The innovative project, which includes a $15 million public realm investment, will create a real “square” in Kenmore Square and dramatically enhance the pedestrian and bicycle experience. Based on community feedback, the project was altered to move away from the closest residential neighbor, Kenmore Tower, to create a new public plaza and improve the pedestrian, bicycle and traffic flow within the square.

Mark Development, in partnership with Beacon Communities and Rise Together, is set to revitalize 299 Broadway in Somerville, turning it into a transit-oriented, mixed-income, mixed-use development. Granted permit approval under Massachusetts Chapter 40B in February 2023, the project comprises around 160 market-rate units, 130 affordable units, 14,000 SF of retail space, 3,000 SF of public community space and 1,100 SF of Arts & Creative Enterprise space. Noteworthy collaborators include Utile as the lead architect, Bohler for civil engineering, VHB for traffic engineering, and Future Green Studios for landscape design.

Craft St

Mark Development, in collaboration with SRG Senior Living, proposes a new elder housing project on Crafts Street, at the intersection with Washington Street. The approved project features 185 units, including 105 Independent Units (studio to two bed), 52 Assisted Living Units (studio to two bed), and 28 Memory Care Units (studio only). The 5-6 story structure, with generous setbacks, includes a central courtyard for dining and recreation. Community and amenity spaces are accessible to all unit types. On-site parking comprises 137 garage spaces and seven surface parking stalls, and a shuttle service is planned for residents to access nearby shops and activities.

Located in West Newton Square, the 1314 Washington Street project will add a five-story rear addition to the existing building. The project will be comprised of 50 residential units and approximately 4,100 square feet of ground floor retail space. As proposed, there will be 69 parking stalls available in surface and below-grade facilities. A total of 9 inclusionary units will be provided (4 units at 50% AMI, 4 units at 80% AMI, and 1 unit at 110% AMI).

Partnering with both national and local retailers, Mark Development retail projects leverage high traffic corridors to create impactful store locations for our partners. Recognizing that brick and mortar stores play a variety of roles – from a convenient place to meet daily community needs to a marketing tool for global brands – Mark works closely with our retail clients to maximize their investment in brick and mortar locations.

Completed in 2018, this development, located in the Hyannis Gateway district provides a dramatic aesthetic enhancement to what was originally a parking lot with existing buildings in a densely landscaped and walkable retail and office development location. The project, located in close proximity to the Hyannis Airport, includes:

Located adjacent to the Lechmere T-Stop (Green Line) and across the street from Northpoint, this CVS location serves as the front door to East Cambridge. The project’s design fosters a neighborhood feel and in addition brings vitality to an underutilized area of the city.


Middletown

Mark Development recently purchased a 3-acre parcel at the intersection of State Route 35 and New Monmouth Road, located in the heart of the vibrant Monmouth County. With a population of nearly 70,000 residents, Middletown is one of the largest municipalities in the State of New Jersey. The current development plans call for two national retailers totaling approximately 17,000 sf of building on two separate pads. With access from both sides of State Route 35 this development is destined to be a huge success.


Whole Foods

Nashua, NH


Turnpike Plaza is a 140,000 square foot shopping center with a strong regional and local presence at the intersection of Everett Turnpike (Route 3) and Amherst St (Route 101). This 35-year-old development was acquired by Mark Development as a value-add opportunity. By adding Whole Foods as a grocery anchor to the property, MD was able to create the perfect complement to the existing co-tenants that include Staples, Bob's Stores and AC Moore.

Mark Development has served as one of Walgreens' preferred developers on the East Coast, and has successfully developed close to 200 drug store locations across eight states. MD's ability to permit, acquire and develop property in difficult and competitive Northeastern markets has served as a platform for all other business ventures.

Mark Development has developed both standalone CVS locations as well as CVS stores that serve as part of a mixed-use project. 585 Boylston Street is a four story mixed-use project overlooking one of the City's most recognized areas, Copley Square. This is the story of a good property made better by the conversion to a commercial condominium which allowed for the creation of a new two-story CVS with two stories of office above.
